Katy is a popular neighborhood in the Houston Metropolitan area. There are a few nice small lakes in Katy, which are enjoyed by the homeowners there, such as Victoria Lakes and Whispering Lakes. Nature lovers enjoy an afternoon picnic, spent at the Wood Creek Reserve, which is in the center of a beautiful master-planned community.

Location
Katy is due west of the Houston City Center. It is easy to get there. Just take Interstate Freeway 10, also called the Katy Freeway, which passes right through the center of Katy. Exit on Pine Oak Road.

Cost of Living
The cost of living in Katy is 5% higher than the average city in Texas, and 5% lower than the average city in America. This means the area is an affordable place to raise a family.

Schools
The best schools nearby are the Bush Elementary School (pre-kindergarten through fifth grade), Memorial Middle School (sixth through eighth grade), and Kerr High School (ninth through twelfth grade). Bush Elementary and Memorial School are located in the adjacent community to the east of Katy called Memorial. These two schools ranked ten out of ten by Great Schools. Kerr High School is further south in Four Corners. It has the ranking of nine out of ten.

Crime
Katy has a similar level of crimes, when compared to the rest of the state of Texas and when compared to the rest of America.

Weather
The weather in Katy is pleasant and the area has four seasons. The coldest it ever gets in winter during December through February is 24°F. The hottest is June through September, where it can reach 104°F. The average high for the year is 83°F. The average low for the year is 55°F. The makes the weather pleasant for most of the year. There is about three or four inches of rainfall each month of the year, except for July and October, when it rains about twice that much.

Livability Index and Amenities
The livability index for Katy is 82, which is ten points higher than the average for Texan cities of 72. There are plenty of nice amenities in the area and many things for families to do. There is a huge shopping center called Katy Mills.

Median Income
The median income per person is $27,275, which is higher than the average city in Texas of $25,809, but lower than the nation average of $28,051. The median income per household is $69,279, which is higher than the average city in Texas of $51,563, and higher than the nation average of $53,046.

Home Types
Most of the homes in Katy are owner-occupied (82.7%). The median listing price for a home is $150,400. This is slightly higher than the average listing price for all cities in Texas of $128,000. It is lower than the national average of $181,400.

Single-family homes start at $99,500 for a three-bedroom/two-bath home of around 1,000 square feet and go up to $2,450,000 for a four-bedroom, five-bath, with over 9,000 square feet.
